After Otto Hilgermann remodeled the former Opera House building on South Brown Street, it was occupied by a variety of businesses, including Woolworth's, which expanded into the entire ground floor in the late 1930s. It remained there until 1961 when it became home to Mel's Trading Post. Around 1995, the ground floor was again divided into three storefronts, most recently housing The Chatterbox, Athlete's Foot and Brown Street Books. In 2013, the Hilgermann Building returned to its roots when it was remodeled for the Hext Theater.
